Summary, model-written

Bonding Warehouse closed in 1958 after serving as a bonded warehouse for York Corporation. It was retrofitted in 2012 using 'reinhabit' strategy, converting to mixed uses: entertainment, housing, office, and retail. Status is 'built' (verified as 'draft').

Why. Peer analysis shows similar 'reinhabit' strategy applied to 6 other sites (e.g., Buckeye School, Kahn Tailoring), with Skeldergate (0.2km away) as the only nearby peer. No parcel details, deal history, or current occupancy metrics provided.

Where it stands. Located in York city center between Skeldergate and River Ouse. No data on current tenant mix, financials, or post-2012 occupancy rates. Unknown if 2024 workspace (Patch) is operational or part of the retrofit.

For a planner

  • Context: Only 1 peer within 10km (Skeldergate).
  • Strategy: Consistent 'reinhabit' approach with 6 peers, but no success metrics provided.

For a developer

  • New uses confirmed: housing, retail, office, entertainment.
  • Gap: No parcel size, deal terms, or current occupancy data available.

What we do not know yet

  • Status 'draft' suggests incomplete verification.
  • No data on retrofit costs, tenant retention, or market demand for listed uses.
  • River Ouse proximity noted but no flood risk assessment provided.

Background

The Bonding Warehouse is a historic building in the city centre of York, England. The building lies between Skeldergate and the southwest bank of the River Ouse. It was constructed in two sections: the northern block was built between 1872 and 1873, and the southern block in 1875. Both were designed by George Styan, surveyor to the city of York. It was originally known as the Bonded Warehouse and commissioned by York Corporation for customs house officials to store goods on which duty had not yet been paid. In the 20th century, commercial traffic on the river declined, and the warehouse closed in 1958.
