Summary, model-written
Retrofit completed in 1962 (status: built) for mixed office/retail use. Strategy was 'redevelop/reinhabit' with public subsidy exceeding $5 million. Current status: fully retrofitted. No active opportunity (opp_score: 0.0) due to retrofit already being built. Traffic: 21,805 ADT on principal arterial (road 34, 4 lanes). Context: One closed mall (College Square) within 10km. Peers show similar TN projects using 'redevelop/reinhabit' strategies. Housing market shows 2.9% annual ZHVI growth (2026-09). No current retail employment or establishment trends linked to this site. Unknown: current occupancy, tenant mix, or post-1962 performance metrics.
Why. Record explicitly states retrofit is complete (status: built), making it a non-opportunity. All context data (traffic, peers, housing) is factual but not tied to current site performance. No evidence of ongoing development or vacancy issues.
Where it stands. This is a historical retrofit. No current development or investment opportunity exists for this specific site based on the record.
For a planner
- Traffic volume confirms site's accessibility on major road
- Peer projects show regional strategy alignment (TN malls using 'redevelop/reinhabit')
- No active planning or development noted beyond 1962 retrofit
For a developer
- No current opportunity (opp_score: 0.0)
- Public subsidy data irrelevant to current asset
- No recent construction activity (permits 2023-2024 unrelated to this site)
What we do not know yet
- No data on current tenant mix or occupancy
- No evidence of success/failure post-1962
- Closed mall cluster (College Square) not connected to this site's performance
