Summary, model-written

The Graybar Electric Company Building (55 West Canfield Street, Detroit) was originally a warehouse developed by C.F. Haglin & Sons. It was converted to housing (loft space) and is now complete, as indicated by 'status': 'built' and 'after_notes': 'loft space'.

Why. The opportunity score is 0.0 because the retrofit is already built (per 'opp_reasons': 'retrofit already built') and housing use is confirmed in the record (per 'opp_reasons': 'housing in the record').

Where it stands. The building is a completed housing conversion within a cluster of 5 industrial sites within 10km (including a former golf course and temporary casino).

For a planner

  • Housing market shows 20.7% 5-year ZHVI growth (2026-09 data), but no current vacancy or demand metrics are provided for this site.
  • National Register listing (1997) is noted but not linked to current use or constraints in the record.

For a developer

  • No active development opportunity exists here—the retrofit is complete. Permits show 1,058 residential units built in Wayne County (2024), but this is not site-specific.
  • Peer sites (e.g., Rogell Golf Course) are listed as 'redevelop' opportunities, but this building is already converted.

What we do not know yet

  • No current occupancy, tenant mix, or financial performance data for the converted space is provided.
  • The historic designation's impact on current use or development is unknown.
