Summary, model-written

Opened in 1981 with about 20 stores and anchors K-Mart and Service Merchandise. The mall declined after anchor closures, notably K-Mart in 1991 and Dominick's in 2013, and closed entirely in 2004. It was redeveloped by Visconsi Companies and reopened in 2007 as a strip mall operating today.

Why. The primary cause visible in the record is the loss of anchor tenants, beginning with K-Mart’s closure in 1991 and subsequent subdivisions, followed by Dominick’s closure in 2013. No explicit mention of debt, demolition, or competing retail is provided in the record.

Where it stands. The site is currently operating as a strip mall under the control of Visconsi Companies, the developer listed in the record.

For a planner

  • - The record shows a reinhabit strategy converting the enclosed mall to a strip mall (retail).
  • - No specific policy tools or incentives are mentioned in the record.
  • - Open questions include the long-term sustainability of the strip mall format and any needed zoning adjustments.

For a developer

  • - Site size: approximately 329,849 sq ft GLA.
  • - Control: Visconsi Companies, developer listed; site operating as of record.
  • - Entitlement: retrofit completed 2007, currently operating with retail use.
  • - Context layers such as flood risk, transit access, and environmental constraints are not detailed in the record.
  • - Market signals from surrounding tract data are not provided.

What we do not know yet

  • - Current tenant mix, lease terms, and rental rates are not detailed in the record.
  • - Ownership structure beyond the developer Visconsi Companies is unspecified.
  • - Zoning classification and any pending land-use approvals are not mentioned.
  • - Floodplain status, transit proximity, and environmental constraints are absent from the context layers.
  • - The record is marked as 'draft' verified, indicating potential unreviewed or model-extracted facts.
