Summary, model-written
The Industrial Building (1928 office building) is now operating as Park Place Apartments, a housing conversion. It is verified as a completed retrofit (not a future opportunity), with housing already in the record. The site is in downtown Detroit’s Washington Boulevard Historic District, 22 stories tall. It has a principal arterial road (Cass Ave, 6 lanes, 4,700 ADT) and is within 0.4km of 3 other built sites (golf courses, temporary casino).
Why. Housing market shows strong growth (20.7% 5-year ZHVI increase). Peer conversions nearby (e.g., 14km at Fairlane Town Center) use the same 'reinhabit' strategy. Active residential construction in Wayne County (1,058 units built in 2024).
Where it stands. Completed retrofit (status: operating). No occupancy or rent data provided. Verification status is 'draft'.
