Summary, model-written
Swansea Mall opened in 1975 as a regional mall with 82 stores and 700,000 sq ft GLA. Over time it lost key anchors (Jordan Marsh, Caldor, Walmart, Sears) and faced competition from the adjacent Swansea Crossings strip mall, leading to permanent closure in 2019. The site was purchased by Anagnost Companies, demolished, and is being redeveloped as Swansea Center, a mixed‑use lifestyle center.
Why. Anchor store closures and competition from the nearby Swansea Crossings strip mall contributed to declining occupancy and the mall’s closure; the subsequent demolition was driven by a redevelopment strategy for mixed‑use housing and retail.
Where it stands. As of the record, the site is demolished and under redevelopment; Anagnost Companies held ownership from 2019 to 2023, with a pending sale to the town of Swansea scheduled for 2025.
For a planner
- Precedent: conversion of a dead mall into a mixed‑use lifestyle center (Swansea Center).
- Policy tools used: zoning change to mixed‑use lifestyle center and entitlement granted in 2021.
- Open questions: timeline for full build‑out, affordability and mix of housing units, and integration with existing Swansea Crossings retail.
- Open questions: potential need for infrastructure upgrades (roads, utilities) to support new uses.
For a developer
- Site size: 700,000 sq ft GLA provides substantial development capacity.
- Control: currently under Anagnost Companies (2019‑2023) with a pending town of Swansea sale in 2025.
- Entitlement stage: entitlement_year 2021, zoning approved for mixed‑use lifestyle center.
- Constraints: flood, transit, and environmental context layers are not provided in the record (unknown).
- Market signals: county population grew 3.5% 2018‑23, housing noted in record, opp_score 5.0 indicating moderate opportunity.
What we do not know yet
- Missing context layers: flood risk, transit access, and environmental constraints are not stated.
- Key fields marked as extraction (status, year_retrofit, developer) lack independent verification.
- Unclear completion timeline for the Swansea Center redevelopment.
- Pending sale to the town of Swansea (2025) not yet executed, creating ownership uncertainty.
- Reliance on extraction sources for dates such as year_closed and year_retrofit introduces potential inaccuracies.

Background
Swansea Mall was a regional shopping mall located in Swansea, Massachusetts. It served the Southeastern Massachusetts area. Located off Exit 3 of I-195, the building is situated at the intersection of U.S. Route 6 and Massachusetts Route 118, on Swansea Mall Drive. It had three out-parcel buildings: a Walmart building behind the mall, a former Toys "R" Us, and a shared PriceRite and Dollar Tree. The Swansea Crossings shopping plaza, a traditional strip mall added to complement the Swansea Mall in the 1980s, is located across Route 118 and is currently anchored by a Tractor Supply Company. The mall closed permanently on March 31, 2019. It was purchased by Anagnost Companies in May 2019 at auction.
