Securitised debt and public filers

Filings (2001 to date) that name “Eastport Plaza” and “Portland” (7 hits, first 7 sampled, 3 other filers such as tenants left out). A strong match to a commercial-mortgage trust means the mall very likely backed, or backs, a securitised loan; several trusts usually means one loan split into pari-passu notes. Earliest trust filing in the sample 2014-10-24 (a sample date, not the issuance date); candidate loan vintage 2014 from the trust name. Whether the loan is still in the pool, in special servicing or repaid is in the trust's monthly distribution reports, which are not searchable here. Text matches, not a title search. Summary, model-written

Eastport Plaza opened in 1960 as an enclosed shopping mall developed by Anderson–Westfall Construction Company. It operated until 1996, when the enclosed structure was demolished and replaced by an open-air shopping plaza. In 2024 the property was sold to the Hong Phat group and continues to operate as retail.

Why. The record notes the 1996 demolition and conversion to an open-air format but does not specify the underlying causes such as anchor tenant loss, competition, or debt. Therefore, the reasons for the retrofit are not stated in the record.

Where it stands. Eastport Plaza is currently operating as an open-air retail plaza under the ownership of the Hong Phat group following its 2024 sale.

For a planner

  • The site is described as "already in play: under construction, approved, or sold to a developer with housing plans" (opp_reasons).
  • No specific policy tools or incentives are mentioned in the record.
  • Open questions include the exact nature and timing of any housing development, zoning approvals, and environmental review status.

For a developer

  • Control: owned by Hong Phat group since 2024.
  • Market signal: median rent reported as $1,582 (opp_reasons).
  • Site size, parcel boundaries, and entitlement stage are not provided in the record.
  • Constraints from flood, transit, or environmental layers are not stated.

What we do not know yet

  • Key missing facts: exact site size, parcel boundaries, and current tenant mix.
  • Missing details on the reasons for the 1996 demolition and any financial distress.
  • No information on entitlement/zoning status, floodplain exposure, transit access, or environmental constraints.
  • The housing plans referenced in opp_reasons lack specifics on scale, timing, or approvals.
  • The record is marked as "verified": draft, indicating some fields may be model-extracted and unreviewed.
