Securitised debt and public filers
Filings (2001 to date) that name “Fiesta Mall” and “Mesa” (126 hits, first 100 sampled, 7 other filers such as tenants left out). Only weak matches to commercial-mortgage trusts: the mall may have backed a securitised loan, or may just be mentioned in the filing; several trusts usually means one loan split into pari-passu notes. Earliest trust filing in the sample 2005-06-23 (a sample date, not the issuance date); candidate loan vintage 2005 from the trust name (weak match). Whether the loan is still in the pool, in special servicing or repaid is in the trust's monthly distribution reports, which are not searchable here. Text matches, not a title search. Summary, model-written
Fiesta Mall opened in 1979 after development by Homart Development Company, with Sears as its first anchor and later anchors including The Broadway, Goldwater's, and Diamond's. The mall experienced declining traffic after the 1997 opening of Arizona Mills and underwent multiple anchor and tenancy changes before closing in January 2018. Demolition began in July 2023 and the site is slated for education and healthcare reuse.
Why. The record attributes the decline to competition from Arizona Mills, which opened in 1997, and notes numerous anchor store and inline tenancy changes that followed.
Where it stands. As of 2024 the site is demolished and ownership is listed as Unknown (2023‑2024), following the sale from Dimension Financial & Realty Investments in 2023.
For a planner
- - Strategy marked as redevelop with planned new uses of education and healthcare.
- - Zoning change to education indicates a policy tool already applied.
- - Open questions include final ownership after 2024, exact timing of demolition completion, and how the planned uses will integrate with surrounding land use.
For a developer
- - Total parcel area ≈11.8 acres spread across four parcels.
- - Control is fragmented; the most recent known owner is Unknown (2023‑2024) after Dimension Financial & Realty Investments sold the property in 2023.
- - Entitlement stage shows a zoning change to education and a retrofit year of 2023, indicating demolition and redevelopment are underway.
- - Context‑layer constraints (flood, transit, environment) are not detailed in the record; market signals show an opportunity score of 5.0, county growth of 5.6% (2018‑23) and median rent of $1,587.
What we do not know yet
- - Exact demolition completion date is not specified in the record.
- - Current owner after 2024 is unknown (the record lists an Unknown owner only through 2024).
- - Environmental, flood, and transit constraints are not provided in the context layers.
- - The verification status is 'draft' and some fields are model‑extracted without noted review.
- - Parcel‑level details such as precise land‑use descriptions and any encumbrances are incomplete.

Background
The Fiesta Mall was a shopping mall in Mesa, Arizona, United States. Opened in 1979 after nine years of development, it was constructed by Homart Development Company, the former shopping mall development division of the department store Sears. Sears was the first anchor store to open in the mall, doing so in 1977. Also present as anchor stores were The Broadway and Goldwater's, with Diamond's following in 1980. The mall began experiencing declines in traffic following the opening of Arizona Mills in 1997, and saw numerous anchor store and inline tenancy changes. After a long period of decline, it was shuttered in January 2018. It would be demolished between July 2023 and 2024.
