Summary, model-written
Opened in 1982 as Wisconsin's first outlet mall, the Original Outlet Mall grew to 117 stores by 1990. Facing competition from newer outlet malls in the 1990s, occupancy declined, leading to a lender lawsuit in 2003 and the property being handed back to lenders in 2004. American Realty Advisors (with Tucker Development) acquired it in 2004, but the mall closed in 2006, was demolished, and an Ashley HomeStore was built on part of the site.
Why. The record shows competition from newer outlet malls in the 1990s and occupancy decline that triggered a lender lawsuit in 2003, which caused the property to revert to lenders in 2004.
Where it stands. The site is demolished with an Ashley HomeStore constructed on part of it; the last recorded owner was American Realty Advisors (joint venture with Tucker Development Corporation) from 2004‑2006.
For a planner
- Precedent: demolition followed by retail reuse (Ashley HomeStore).
- Policy tools observed: lender takeover, joint venture acquisition, and a stated redevelopment strategy.
- Open questions: current zoning, future land‑use plans, and any environmental remediation needed.
For a developer
- Site size and current ownership are not provided in the record.
- Entitlement stage: demolition completed and Ashley HomeStore built, indicating finished development.
- Constraints such as flood risk, transit access, or environmental conditions are not listed.
- Market signals from tract data are absent.
What we do not know yet
- Exact site acreage is missing.
- Current owner after demolition is not specified.
- Zoning designation and any land‑use restrictions are unknown.
- Floodplain, transit proximity, and environmental constraints are not recorded.
- Tract‑level market data (income, demographics) are absent.
